Pigs aren't flying and the moon isn't blue, but a developer did back off a housing proposal. Sobrato Development Co., which submitted an application to have an Almaden Valley property rezoned as medium-density housing, responded to neighborhood pressure and agreed to medium-low density, or up to eight units per acre as opposed to 16.
The property is a 16-acre parcel of land, just off Guadalupe Mines Road. It is currently zoned for administrative, office/research development, but according to Tim Steele of Sobrato, the property is "not viable for industrial use."
Earlier this year Sobrato submitted an application to change the General Plan to have its property rezoned for medium-density housing.
Neighbors were concerned, and said medium-density housing, which would allow between eight and 16 units per acre, was not consistent with their neighborhood.
"I was pleasantly surprised," neighbor Bob Beveridge said. "This is a very good step. Although I haven't seen anything in writing, it sounds good, like we're making progress."
Sobrato agreed to the change after meeting with Councilwoman Nancy Pyle. Neighbors had expressed their concerns to Pyle's office, which spurred the meeting.
"This is a great win/win situation," said Dan Migliore, vice president of the Monte Video Home Owners Association. "I'm impressed with Nancy Pyle's office and how they went to bat for the citizens of her district."
Beveridge said while overall he is pleased with the change, he still has a few concerns. In particular, he is concerned with the fate of the nature trail that is on the property, as well as the impact on city services and traffic.
"It's not that all the issues have gone away," Beveridge said, "but these issues, like city services and traffic, won't be addressed until someone submits an application for a subdivision plan."
Migliore agreed that when the project moves forward, traffic will be a concern. "But besides [traffic], I feel really good about the site," he said. "Overall, I feel most of the residents are pleased with the situation. I feel like we were heard as a group."
