Planners allow Teresini family to build on rezoned property

It's a change of plans for the Teresini family and the property located on the corner of Grace and Hamilton avenues.
"We're trying to reverse what we did in 1989 because the office building was not financially feasible," said architect Marvin Bamburg, who represented the Teresini family at the planning commission.
In 1989, the Teresini family combined parcels and requested a zoning change from residential to professional office in order to construct another office building.
At the Aug. 28 meeting, Bamburg was seeking to change the zoning back to residential so the family could build a single-family residence on the southern end of the Grace Avenue lot.
Bamburg said the Teresini daughter is living in the house and would like to renovate the dwelling. Any future residences built on the property would require only a building permit.
The Campbell Planning Commission unanimously approved a zoning change to a portion of the property located at 1670 Grace Ave. But Commissioner Liz Gibbons had reservations about setting a precedent, commenting that the approval modifies the General Plan.
Gibbons said if there hadn't already been a residence on the lot, she would not have approved the amendment.
Gibbons said residents living next to adjacent businesses have been complaining about noise and this could become a similar problem if the home is sold a new owner.
To which Campbell Planning Commissioner Michael Rocha added, "Sort of like an 'I told you so' before the fact."
The city of Campbell allows four changes to the General Plan annually. This is the third amendment to the General Plan this year. The other two amendments to the General Plan were a rezoning from central commercial to medium-density residential that would allow for a mixed-use senior living facility at Winchester Boulevard and Rincon Avenue; and a rezoning on Campisi Way and Bascom Avenue from planned development to condominium-planned development to enable the construction of Creekside Commons a mixed-use project.
