Background: Applicant proposes 23-unit residential development at 742 University Ave. in neighborhood zoned light commercial. Site is former Woodworker's Lumberyard and Millworks. Riding Co. argued April 24 that mixing housing with light commercial is in the spirit of a "Main Street" type of downtown. Planners denied the application, saying the current zoning is more needed by the town than more homes.
What's At Stake: Preserving the light-commercial zoning ensures a key area of town for expansion of services that theoretically would make Los Gatos more convenient for residents. But there are a number of longtime vacancies in the area; rents may be too high to attract those kinds of services. Would approval signal the beginning of even more housing or would it simply offer an area of mixed-use development?
