Forms Will Soon Be Available On The Web
Anyone who has purchased a home in the last few years knows the trials and tribulations of the process. Try as a Realtor might to make the going easier for the buyer and seller, certain procedures have driven the time and length of the process. Until now ... .
Thanks to the Internet, Realtors will soon be able to sit down with you in the comfort of your home, log on and pull up all of the necessary transaction forms to make an offer on a particular property.
At the National Association of Realtors convention in San Francisco next month, licensed Realtors will have their first online access to some of the Peninsula Regional Data Services (PRDS) forms. The rest of the forms will be available in future releases. Included in PRDS forms are the purchase contract, listing agreement, request for homeowner association documents, supplemental seller's checklist, etc.--many of the transaction forms necessary to buy or sell a home in Silicon Valley.
In a market where homes are sold before they are listed and multiple offers are the norm, online PRDS forms reduce the time to submit an offer and make process more efficient for both the homebuyer and the agent. Currently, real estate agents carry boxes of forms in the trunks of their cars or schedule additional meetings to finalize a transaction. With online PRDS forms at their fingertips, Realtors are fully equipped to complete the offer while on site.
Offered by the Silicon Valley Association of Realtors, that serves Silicon Valley from offices in Los Gatos/Saratoga to Menlo Park/Atherton including Palo Alto, online PRDS forms will be available to all its 3,000 members. Access to the forms are available to members through the association's website. All forms can be printed directly from the site by members of the association.
Online transaction forms are just one more step to make the purchase and sale of a home easier and a little less painless. Eventually all real estate forms, including disclosure documents, will be available electronically. The goal is to access, fill out and send in completed forms for a full transaction.
The Internet, laptop computers, Palm Pilots, cell phone all have one thing in common--quicker access to information. And though you can look at home listings, shop for mortgage rates, or comparison shop school systems on the web, the process of buying and selling property is still best served through local, knowledgeable Realtors. It's their job to "shop" for you, thereby reducing even the time you would take to peruse the electronic maze of information. So, if you want to make sure your offer goes through quickly, talk to your local agent about using online forms.
